Located in the center of Seagrove, the Emerald Hill complex is in the perfect place for easy access to shops, restaurants, cafes, and convenience stores and of course, the beach. On the south side of CR Hwy 30A, directly across from Seagrove Plaza, in the heart of beautiful Seagrove Beach, this 36 unit complex offers affordability and comfort. The property is centrally positioned and close to everything. A Publix grocery store is approximately 2 miles away, and a Tom Thumb gas station is within walking distance. This family friendly complex is very close to some of the area's most popular State Parks, as well.

This Gulf front community offers a large sunny pool. The private gated beach entrance is right on the property, which allows for swift access to the white sandy beach. The 19 mile paved bike/walk path that parallels the entire length of the scenic highway 30A is conveniently located in front of this complex.

What a great oversized one bedroom, one bathroom condo that features a fresh coastal decor. This Gulf side ground floor gem is located in Emerald Hill Condominiums in beautiful Seagrove Beach. Emerald Hill 27 comfortably sleeps 4 with a king bedroom with sitting area and a queen sofa sleeper. This condo includes 2 flat panel TV's, internet and a beautiful well stocked kitchen.

* Parking for 1 car (with required permit). No boats, trailers, or RVs.
* Sorry, no pets allowed.
* No monthly rentals.
* Golf carts are not allowed at Emerald Hill
* Only umbrellas (7' max) are allowed on beach. No tents, cabanas, or canopies.

An initial Benchmark signature box of amenities is provided for all guests.?For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

"Very disappointed. False online presentation of the unit. The photos on the website were different than what was actually in the unit. Specifically, the bedroom had a very old dated weighted bedspread, the pictures showed new white bedding. In the bathroom, the mirror and wall cabinet over toilet had also been changed out. The two chairs in the living room very dirty. We have rented from Benchmark for years and have always had great experiences and have given stellar views in the past, wish we could do the same for this unit. :("

"Benchmark mgt experience- I would never use them again. My instructions that were emailed to me were not never mentioned that I needed to go to a different address (addresss also not in the email) to get the keys to this unit. The lady from call center for benchmark was rude and not helpful at all. I had to call several times before I was told to go to a new address to get keys.

The condo- It was not as described. It’s definitely an older condo thst could use some updating. The mattress is horrible and the toilet needs to be replaced. We woke up to roaches. I called benchmark and they said they the few we could see does warrant a visit from the pest company. &xD83E;&xDD37;‍ ️. The outside patio is infested with them and at night you can’t walk outside with out stepping on one. The bushes definitely need to be sprayed.

Location- No complaints on the location of the premises. steps away from the beautiful beach! I would stay at emerald hill again but never at this condo (27) and I won’t ever use Benchmark to book again."

"The bed needs a new mattress and updated linens, the shower water pressure is too high. The bushes in the front outside the door need to be cut back and sprayed for bugs. The toilet needs to be updated. This wasn't how this place is advertised. I won't be returning to this one place."

"This is our 3rd or 4th year in a row at Emerald Hill 27. Last year we had some issues, but this stay was perfect with several upgrades. We appreciate the new mattress, rug, mirror & towel hangers. Also, our coffee maker was kinda of gross and Benchmark brought us a brand new one!"

"Before our arrival we received several emails with a link to the guide to use upon arrival... information for our unit was incorrect and I had to contact Benchmark several times regarding door code since it was never listed in the guide and was told our unit did not have a code... We were not able to receive the packet from Benchmark until exactly 4: 00 -- which was check-in time - we realized that because we had received several emails prior to that reminding us of the check in time. Picking up the key prior to that would have been such a courtesy and convenience for us - it does not mean we would immediately go to the condo upon receiving the key. We had to find the unit - the inside units are a little more difficult to locate. The condo looked like things had been taken off the wall and not replaced - a clock was leaning against the tv stand - another decorative piece was placed underneath the table. We had a king size bed - there were 2 of us and there was only one standard size pillow in the entire unit... we had to call for a pillow and it took 2 days to get it. The air conditioning had a very difficult time keeping the unit cool - yes - we read the directions on keeping the unit above 70 degrees. It was not an extremely hot week - the unit could not cool to 70 degrees. We left a day early due to our dissatisfaction. We have contacted Benchmark, but never received any response either verbal or written. The only communication we continue to receive are these surveys that appear to be computer generated. We requested a refund for the final night that we did not stay and would like to be reimburse for that night due to our experience."

"Enjoyed our week getaway here. Works well for 2 people. Probably needs a little touching up in the slower season and maybe a little harder clean. Very close to beach. Had security on site keeping beach access to just the property tenants.

"The location to the beach and pool was awesome! It also had plenty of kitchen supplies for cooking.
The biggest downfall was that the bedroom door had a broken lock. The only way to lock it was to put a board behind the door to prevent it from opening. I would’ve felt more comfortable with a lock.
Another small issues was the vacuum didn’t seem to do a good job. Seems like a small inconvenience until you have sand everywhere that the vacuum is unable to pick up."

"We've stayed in this unit 2 years in a row and we just booked it for a 3rd stay in 2023, but it definitely needs attention. It's well decorated and a perfect location. I will say that is was pretty dirty this year. The floors may have been swept, but definitely not mopped. There were no rugs. My toddler slipped and fell coming in from the pool on day one. I did find the rugs piled in the corner of the laundry room, but they were filthy and need replacing. The water pressure is SO HIGH on the kitchen sink, that we got soaked every time we turned on the water. The coffee maker needs to be replaced. The inside was pink with mildew. I tried to clean it with vinegar, but it didn't help. Might need to inventory the kitchen supplies. There are only 5 forks. Also, with 4 of us staying there, one towel rack isn't enough. Maybe add some hooks that stick to the back of the door? Also, the only mirror is the one in the bathroom, which made multiple people getting ready difficult. Maybe add a decorative one somewhere? The mattress is awful! The pullout sofa bed is more comfortable. Also, we changed the sheets and the pillows were all gross and stained yellow. The fans all had a thick layer of dust on them and mold around the bathroom vents."

"Unit was beautiful! Two things to note, 1-the main door of the unit is not a traditional door with a deadbolt. The main door of the unit is a sliding glass door and if you have a bad shoulder then it is hard to slide a heavy door. Thankfully my husband has good shoulders. 2-the lights throughout the unit are all BRIGHT LED lights, which I'm more of a fan of low lights that give off a cozy comforting feel, not BRIGHT LED lights that make you feel like you're on Broadway. Neither of these two items affected the overall stay, but something to note. Super close walk to the beach and loved the location!"

"We had a very positive experience at Emerald Hill. Our Unit 27 was very clean and contained everything we needed. It is right on one of the most beautiful beaches in the world and you can walk and bike for miles. It would be nice to have a heated pool. You would have to be part polar bear to use it this time of year."

"The rental itself is nicely decorated and very convenient beach access. We had everything we needed, except for a decent night sleep. We used this rental as strictly “a place to sleep” because we spent all day out on the beach... however, we ended up sleeping in a friends unit because the bed was SO BAD. The worst mattress I’ve ever slept on and actually resulted in body pain for both myself and my husband. We won’t stay here again because of the bed. And we aren’t temperpedic people or high maintenance when it comes to sleeping arrangements... we’ve slept in Airbnb’s where the bed was a mattress on the floor and didn’t feel compelled to leave a review. That’s how bad this mattress is. If you’re looking to sleep at all, let alone comfortably, look elsewhere.

I’m choosing “no” to “would you recommend to a friend”, but it would be “yes” if there was a new or better mattress. I wouldn’t subject anyone to that.

"Major renovation of next door unit was very loud and unpleasant during the weekdays we were there. Unable to enjoy our unit during daytime hours. Unit was overall well decorated. Outdoor patio furniture however was old and mismatched. Needed updating. Bathroom commode paint was chipped. Needs replacing. An easy fix. Bedroom furniture needs rearranging. Awkward setup. No rug. Slippery tile floor."

"We love Emerald Hill, and have been staying in various units on the property for 10 years. This was our first time staying in unit 27, and it was a great unit overall. We loved how spacious it was and appreciated the separate bedroom. That said, there were some elements that needed improvement. The lock to the door is terrible. The keys didn’t work and it took me an average of 3-5 minutes just to lock the door every time we left. The lock had been greased, but there’s no way I’m the only one who has had issues with that lock. The WiFi needs a major boost. Terribly weak and we had to run our phones on data pretty much all week. No hooks to hang stuff. Literally no hangers or hooks anywhere other than one small towel rack in the bathroom. Again, these are all easy fixes, but I think it would greatly elevate the experience for future guests."

"Overall disappointment with the condo. There needs to be dressers in the bedroom that have drawers large enough to put clothes in. We lived out of our suitcases for the entire week because we had no hangers in the closet and no realistic clothing space for folded garments in the dresser. Cleanliness needs to be improved overall. Shower head in bathroom was pulled out of wall and a hole in wall existed in shower between shower head and tile. Absolutely not acceptable! Bathroom needs mold and mildew cleaned along tile floor that meets tub. Also gap between floor and tub should be caulked. Battery in HVAC thermostat needs replacement. Could never adequately regulate heat / ac in unit. Either too cold or too hot. Finally shut unit off and lived with uncomfortable sleeping nights. Suggest more silverware be added - smaller spoons etc. Ice maker makes ice, but will not dispense ice as ice freezes solid in the ice bin on door and can’t dispense ice. Not acceptable!
I could not give this unit a good review since just too many things not up to par for the amount being charged for these units. For retired snowbirds, this unit needs some help. Sorry for this review, but I hope you take it seriously and make the needed improvements soon. Thank you"

"First time back to this area and Emerald Hill in a few years. Always a favorite location for our travels..... I'm not sure if this unit had been used in a while as there was a lot of dusty areas. They bedroom had a lot of sand, mostly coming from an area rug. I moved the rug and vacuumed the room. From that point on everything was fine. The room was not dirty but really needed a hard clean up in corners and door moldings."

"This one bedroom condo worked out perfectly for our short stay. The location on 30A is great! It is near Publix, Seaside and many wonderful restaurants. The condo is older, but nicely decorated. The kitchen is compact, but had everything you need. The bathroom is small, but the hot water and great water pressure makes up for it. The AC works really well too. It is located right by the pool (No gulf view) and there is a short walk to the beach. Be prepared to play chicken with the lizards in the grasses on the walkway around the pool. I have never seen so many- probably the time of year for them. I would recommend this condo for a couple (and plenty of room for small children)."
