Description

Welcome to the perfect vacation setup at 139 N Ryan in the Summer's Edge community. This Seagrove home with private pool and 2 community pools can sleep up to 12 in its 4 bedrooms and sleeping loft/bunk room. And, it's dog friendly plus comes with 5 bikes!

The main living space is open to the living, dining and kitchen. Spend a family night in watching a movie on the large TV. Gather for an amazing home cooked meal (or takeout!) at the dining table for 6 with 3 more seats at the kitchen counter. Bedroom 1 is on the 1st floor, it is a charming tiny room featuring a compact shower, twin-over-full bunk bed, closet, and TV, perfect for children but less suitable for adults. While 3 bedrooms are on the 2nd. The sleeping loft is on the 3rd floor up a charming spiral staircase. All the bedrooms have TVs (no fighting over what to watch!). Off the 2nd floor landing is a perfect little work space, just don't work too hard on vacation!

Outside, you'll see that this unique home wraps around the amazing private pool. Lounge or dine poolside. Take a moment to relax in the Florida sunshine while you BBQ up a feast on the gas grill. If you need more room to splash, there are 2 community pools just a short walk away.

Sleeping Arrangements:
1st Floor, Bedroom 1: Twin-over-full bunk bed with twin trundle, TV and Shower Area. (small room for kids and not functional for adults)
2nd Floor Bedroom 2: King bed, TV and private bathroom with dual vanities, tub and shower.

Beach Access:
Head down N. Ryan Road and across Eastern Lake Road down S. Ryan. The beach access pergola is to the left of the pool. Take this path, turn right at the "T" and you'll see your beach access sign to take the boardwalk to your access.

Summer's Edge:
Summer's Edge is tucked along quiet tree-lined streets where kids can ride bikes and play. Only one side of the main street is open while the other side is gated for owners, but rarely used. The neighborhood has 2 community pools, 1 at the end of S. Ryan (near the beach access point) that is heated seasonally and another pool on Chelsea Loop.

Seagrove Beach:
Named for the thick grove of oak trees lining its coastline, Seagrove is located in the heart of 30A. The coastal villages of Seaside, Grayton, and WaterColor lie within a mile or 2 to the West, while Rosemary Beach, Alys Beach, and WaterSound lie a few miles East. There's no better spot to experience everything 30A has to offer!

5 Bikes Included:
We are thrilled to include xx bikes with your rental through our partnership with Vacayzen. These bikes will be at the rental waiting for you when you check-in. You now have one less thing to worry about as you plan out your 30A vacation with Benchmark Management.

A Benchmark welcome bag and initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.

"We booked a midweek to Sunday vacation right before school. The management and phone reps were amazing and were able to accommodate us at the last minute. The property was well maintained and matched the description online. The pictures online don't really accurately describe how spacious the property really is. The bedrooms are really big! The master bedroom was huge!

The property was meant to host large groups and because of that there was understandably a little wear and tear...nothing out of the ordinary and nothing that affected our stay or the quality of our stay. I would highly recommend this property and we would love to book it again!

"The house is beautiful and had lots of space for the friends on our trip. The beds were very comfortable which was surprising. The pool is really small but served the purpose for the number of people we had. There is also a larger community pool a short walk away. The area around the pool is unkept and needs some attention. Check-in is easy, but cannot happen until exactly 4pm. That doesn't leave a lot if time to review any issues. I called about an issue with the grill at 425 and had to leave a message. They called me back at 505 and then said it was after hours and the issue would be addressed the next day. The issue was addressed, but it seemed intentional and costs us a day on the grill. Other than a broken ironing board, everything else was wonderful."

"Very clean, pool was nice Add on, not very big but fine for our use. Tv and AC good. Kitchen problem area but very fixable. No sauce pans but plenty of lids, fry pans have been trashed, only small omelet pan. No storage containers. Kurig was left with old standing moldy water, emptied, did not use. Frig and freezer missing a shelf. WiFi fine except for third floor bunk room. Bikes a nice touch. Pool area could be fresher up, get rid of the table and chairs, add lounge chairs.
For distance from beach and overall house and age, believe it’s priced at the very top of its market value. Had a great week, would consider again but not at increased price."

"The house needs some updating.
The cost of the home does not match the upkeep. Regarding cleanliness, towels were on the stairs when we arrived. A bathing suit in one of the bedroom’s drawers. The master bath flooring is not appropriately sealed. The furniture in the house needs to be updated. The drawer in the dresser in the master bedroom fell out when I tried to open it. The kitchen did not have a complete measuring cup set and more cups than glassware.
The neighborhood and area are not welcoming to people of color. My son and his friends were called the N-word and a bear, by a group of Caucasians, while biking. The first night we arrived, we did not realize the fob opens the walkthrough gate that takes you to the main road. This led to us having to use the front-non-gated entrance. This was on the opposite end of the street from our house. On the way back, there was a Caucasian family that walked through the gate. We asked if he could let us in and he closed the gate in our face and said if you don’t have a key, you are not getting in. We discovered that the fob opens the gate. The next day at the beach, a Caucasian family came without their fob and asked us to let them in. We did because that’s the kind thing to do. The pool guys came to do whatever they do to the pool and did not say anything to us. They left the water running in the pool without telling us, and it almost overflowed. We were in the house, and a simple knock on the door to say we are cleaning the pool and leaving the water running to refill would have sufficed. This is just a few of the many racist encounters we had! We will not return to this area of 30A!

"We had a great time with our family. It is a great house, but needs a few things fixed. The blanket that was folded and laying across the end of our bed was dirty (fortunately we did not need it). The dishwasher tray wheels are bent and need to be fixed and someone before us ruined both frying pans, so they need to be replaced. We went and bought our own to use for the week. Otherwise, the kitchen is well stocked. I called about the dishwasher on Sunday night, but the person that answered appears to have not reported it. We call about something else (forgot to mention the dishwasher) and received an immediate response. The white chair covers on the dining room table chairs could use a good washing. This house is still a really good family house and we have been renting this house every year it was available for the week our family's scheduled all worked out so we could all go. We will rent it again next year. One suggestion, we really liked the fobs for pool and beach entrance and security, but this house needs one more, especially when 10-12 people are there."

"We sincerely enjoyed our 7 weeks at 139 N. Ryan and would stay there again for the right price. The location is just perfect for us and our needs and we like the private, neighbor street so close to everything. However, the house has a few shortcomings, several of which were immediately fixed by Benchmark. Would like a few improvements including fixing the dryer correctly, fixing the dish washer correctly and new king mattress, both sagged terribly. The house would be perfect otherwise."

"We had a disappointing experience.
There was a hole in the ceiling of the kitchen where work was clearly being done. On our second (of 3) afternoon at the house, water started dripping through the hole into the kitchen. We immediately contacted Benchmark, via phone and text. We heard back about an hour later that maintenance would be coming shortly. Maintenance or management never showed or followed up to address the issue. We had to continue to deal with the leaking water for the duration of our trip.
Since the leaking area was already exposed with a hole in the drywall of the ceiling, the leak was clearly a known issue. It was disappointing that Benchmark did not resolve this before our stay or even follow through with helping us during our stay."

"The sheets were dirty with hairs in them. The oven wasn't functioning. They let us know before we arrived. They brought us a toaster oven to cook for eight people. They said they would send a repairman and never did. The bathroom floors were dirty, counter tops also."

"We booked this property for our family of 6 adults and 1 toddler. The space was great, plenty of room to spread out. It was very clean, had a well appointed kitchen and plenty of towels. The neighborhood was quiet and very attractive. The walk to the beach was a bit of a haul but we managed fine. Wonderful home to rent for a family."

"The location and layout of the house worked very well for us. Being at the end of the street you have a little more privacy. We spent more time at the heated pool at the house than the beach. The house was very clean - kudos to the cleaning service! All communication with Benchmark was great and the app was helpful. We truly enjoyed the house and would book again."

"The property layout was great for our group. It is a short stroll to the beach and the area is super cute with tree lined streets. My only two complaints would be that you cannot have a golf cart on the property, even in the garage. We would not have spent the money on a golf cart if we knew we would have to keep it off property. Walking back and forth to use it was a complete hassle. And the kitchen was in poor shape. The dishwasher was not secured to the cabinets and the rollers on the dishwashing rack were broken so it was difficult to use. The refrigerator was broken but my husband was able to fix the ice maker so we at least were able to get the ice out of the ice maker. We cook a bunch so I found the kitchen to be lacking in things like a decent knife to cut with, larger skillets and jelly pans (flat cooking sheets to warm things on). But the rest of the house was great!"
