You'll love being able to walk right out the patio doors and step onto the beautiful green space framing the views of the Gulf. This makes a great spot for a picnic or for the kids to play, before heading down do the beach and soaking up the sun. Take a well deserved break by the pool while reading your favorite book. There are plenty of loungers and tables with umbrellas.

Emerald Hill 5 is a perfect escape and only a short walk or bike ride to nearby shops, restaurants and famous Seaside.

Emerald Hill:
On the south side of Highway 30A, in the heart of beautiful Seagrove Beach, this Gulf-front community offers a large sunny pool and private gated beach entrance. You'll enjoy swift access to the white sandy beaches and turquoise waters. The 19-mile paved bike/walk path that parallels the entire length of the Highway 30A is conveniently located in front of this complex. The property is centrally positioned and close to everything. A Publix grocery store is approximately 2 miles away, and a Tom Thumb gas station is within walking distance. This family friendly complex is very close to some of the area's most popular state parks, as well.

Come experience the Emerald Coast first hand with restaurants, shops, bike riding, shore fishing, snorkeling, kayaking, and majestic sunrises and sunsets all at your front door. Emerald Hill is in the perfect place for easy access to all you could want out of your 30A vacation rental.

A Benchmark welcome bag and initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.

"My wife and I decided to take a last minute long weekend and this property did not disappoint! It was just what we needed. Location and getting to and from the beach could not be beat. We only have a couple of suggestions. Upgrades in bedding (mattress / pillows) and basic kitchen / cooking supplies (esp a new coffee pot!) and this place would be our go to every time. 4.5 ️"

"This was one of our favorite locations on 30A for the price. Being able to walk right out of the condo down a short flight of stairs to the beach was ideal & having the pool for when the kids were tired of sand and waves was great. We were afforded a spectacular view in short walking proximity to restaurants, rental gear, etc. For us, this offset the other things such as the tiny kitchen and dated fixtures/furnishings. Unfortunately, the main issue we had with this property though was safety and the management company. The unit entrance is basically underground and pretty dark (even during the day). In addition, a male member of Benchmark staff entered our condo without the required notification while my 12 yo daughter was in the shower and proceeded to linger until my husband walked in. When Benchmark was contacted by the sheriff’s department, they justified his behavior by referring to the lease agreement stating that they could enter the unit anytime they wanted."

"First of all, let’s go over the positives. The location is PERFECT! On hwy 30A in Seagrove, you are just far enough away from the hubbub of Seaside but close enough walk there anytime (about a mile). This unit is gulf front lower level on a private beach. You are literally steps from the beach and if you throw open the large sliding glass doors you can hear the beautiful sound of waves all day. It’s so nice to be able to come back to the condo to grab food or a bathroom break. The beach is fantastic for walking.

Benchmark (booking agency) handled the booking splendidly; it was ease from start to finish. All correspondence from them was timely and clear. On arrival parking was easy, and the unit was ready and very clean inside. We found the kitchen well stocked and there were plenty of towels and linens. We needed hangers and they brought them over quickly. The floor plan is very nice, with kitchen, dining and living space all together with the ocean in view. We received a credit from Vacazen which enabled us to have bikes delivered to us and we only had to pay $20. We used the bikes daily to go to shopping and out to eat, and everything is so close. That was an added bonus!

Now for the negatives.... you are greeted with the worst possible doorway. Dark, with dingy walls (mold/mildew stains?) and an old door. If they could just paint the wall it would be improved! Our hearts sank when we realized this was our unit. It was so awful. And someone desperately needs to come and take a look at the furnishings. They are in GREAT need of updating. A new bedroom mattress along with basically new EVERYTHING would really make this unit so much nicer. It feels like nothing has changed from the 1990s. Our thought was that they probably have no problem renting it so they don’t bother. We will definitely look for a nicer place next time we come. Now that we have established that we love the area/beach so much there are plent"

"We love this place and have stayed several times! However this time there was repair work going on next door which resulted in loud drilling all day. We did call Benchmark and since they do not manage every property in EH, they can not prevent this from happening. The only thing that could use a little TLC is the bathroom, everything else is very accommodating. This unit really is the PERFECT place...steps from the beach!
Benchmark is super to work with, the prep emails and app were so helpful! Already looking forward to our next stay:)"

"Everything was fine! I took cleaner w/me & cleaned all of the surfaces in kitchen & bathroom. No bugs & that was great! The scariest thing happened on Thursday afternoon when I was reading while lying on the lounge on the patio. A
Movement caught my eye......on the ground....... & a 4’ black snake slithered out onto the walk way & headed into bushes on the other side of the walk way. This was 3-4 feet from where I was lounging! I dashed across the street to Benchmark office but what could they do? Afterwards I stayed indoors!
It definitely put a damper on the week!

"Great location on beach! Couch and mattress very uncomfortable. All furniture including kitchen chairs need updating. No luggage racks for suite cases, no hangers. Lights needed in stairwell and walkways. No notes of where to park. Refrigerator is too large for area, unable to open oven all the way it hits refrigerator. If items are updated will book again."

"Overall it was fine. There are several issues needing to be addressed. Unit needs a deep cleaning. Sweeping or vacuuming floor isn't cleaning. When you walk 15 minutes barefoot on floor and your feet area black, not a good thing. Toilet, bathroom fixtures need better cleaning. Just some time needs to be spent. Outside/inside LARGE ANTS come at night. Issue needs to be dealt within ground/flowerbed. On good side unit is well updated (except master comforter and pillows). Beautiful view and access to beach. Would I stay here again? Yes Would I appreciate time and cleaning to unit? Greatly. At the rates we are paying for a 1bd/1ba it should be spotless. I think the owners should stay in their units occasionally to see issues."

"Incredibly disappointed in the condition of Emerald Hill 5. Excessively dirty entrance to the unit. There was dirty standing water in the bathroom sink upon our arrival. The bathroom rug that was supposed to be white was brown.... I contacted the management company (first time I’ve ever needed to do this) and they said they would get back to me. It’s been nearly two weeks. We left early due to the conditions."

"Location was perfect. Quick and easy access to the beach. View was nice. Unit was dirty, had a sofa that was old with no springs whatsoever. Outside the front door, the entryway looked like a dirty alley. No broom in unit...called and asked twice for one but never got it. Dryer vents in kitchen. Were satisfied because it was last minute reservation, but with other units available, will definitely not re-book. Not happy that Benchmark gave us credit with beach supply company but couldn't use umbrella rented because different company has contract with the condo complex."

"Benchmark Management was very detailed in all aspects of renting. From the time we booked, to the time we left the rental, Benchmark kept us up to date on all the details needed for payment, access to the unit, if we had any problems during our stay and how to check out. We also used the Rent Gear credit for bike rentals for the week. Rent Gear made everything very easy as they dropped off our bikes and picked them up when we were done using them. It was a very hassle free vacation. We did have a problem with our units cable. We contacted Benchmark and the next day we had maintenance come to fix problem. The condition of the condo was clean and pretty well kept up for a rental. The patio screen door was missing a roller so it would not track to open the screen door."

"It's sad there is no early check-in now.... we stayed in Unit 5, the water filter was missing in the fridge, the ice maker didn't work, the cieling fan had an inch of dark brown dust on it, there were no covers for the pull out sofa bed, the screen door was terrible, one side was screwed down, couldn't open it, the other side was so messed up, it wouldn't slide without coming off the tracks, screen pulled away from the sides.... Then the chairs on the patio was black with mold, we had to wipe the seats down just to sit on them, parking is a total nightmare....... I told Benchmark, but all she said was I'm sorry, we can bring cover's and a filter.... It was out 15th Anniversary trip... I've been booking with Garrett realty, now Benchmark for 30 years, very disappointed in their management."

"WHEN WE ARRIVED, AND PULLED BACK THE BEDSPREAD (WHICH LOOKED LIKE A 1970 SPREAD), IT WAS OBVIOUS THAT THE SHEETS HAD NOT BEEN CHANGED AND WE CALLED MAINTENANCE AND THEY SENT 2 MAIDS UP WITH NEW SHEETS. THEN WHEN WE OPENED THE SHOWER CURTAIN ON THE BATHTUB, THE JETTED TUB HAD BLACK MOLD GROWING OUT OF EACH JET WHICH WAS DISGUSTING. THERE WAS ALSO MOLD ON THE CEILING AIR HANDLER. THE FURNISHINGS IN THE CONDO WERE WELL USED AND ABUSED. THE TOASTER AND COFFEE POT LOOKED LIKE THEY CAME FROM A THRIFT STORE. OUR FRIENDS STAYED IN UNITS 9 AND 11 AND WE COULD NOT BELIEVE THE DIFFERENCE IN THE UNITS. WE LEFT A DAY EARLY AND WOULD HAVE LEFT EARLIER IF WE HADN'T BEEN WITH OUR FRIENDS. THIS UNIT NEEDS A COMPLETE MAKEOVER."

"We were very pleased with the location of the rental. Upon arrival we found the rental to not be very clean. The sliding door to the patio had children’s handprints all over and had not been cleaned. The cleaning fan had dust and dirt all over it. The floors were still covered in sand. The furniture in the living room was VERY uncomfortable. The patio furniture was very worn and not comfortable neither. You could not see the ocean due to the brush. The location to walk out to the beach was nice and the guy who handles the beach rental chairs was very nice. Condo needs updating and new cleaning service."

"Our most recent visit to Emerald Hill 5 was extremely disappointing. The unit is advertised as gulf front but in reality is a basement walkout, with a view obstructed by poorly attended shrubbery and an obnoxious smell of a decaying animal (s) in the trap planted outside our patio door. The walkway to access the unit smelled like urine. The shower/tub was nasty with black mold on all of the water jets. But the very worst was the condition of the beach: literally no beach at all due to severe erosion two weeks earlier. Benchmark failed to give us any notice whatsoever that this occurred and we were forced to hike down to the public beach daily with all our gear to enjoy a small portion of white sand. The beach in front of Emerald Hill is non-existent. A call to the company to complain was met with very little sympathy from the representative. Benchmark's response to my written complaint was ridiculous as they did not address the issues I mentioned but rather gave an ambiguous response."
