This spacious 3rd floor 1 bedroom luxury condominium has 2 full baths and is the perfect beach getaway for that special vacation. Decorated in a soft, tropical decor, the condo has a large porch with a table for casual dining and a wicker swing for complete relaxation. Enjoy the soft, gulf breezes as the sun sets on the horizon. Cool off after a day in the sun by taking a dip in Grand Isle's private pool.

Grand Isle offers grand style and convenience with retail shops on the ground floor... for food, beverages, decorative items and more! It's a short walk across the street to the white sand and surf via the deeded access. Enjoy the area the scenic way, biking along the paved path that follows 30A between famous Seaside and Rosemary Beach!

A Benchmark welcome bag and initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.

"Condo was nice and a great location. The door access code lock failed to work several times, leaving us locked out of the condo. On one occasion we had to wait for Maintenace to come and jimmy the door open. This was very inconvenient. Kitchen supplies/utensils could use upgrading. Televisions were old and only had basic cable. Furniture could use upgrading. Drawers would come all the way out if pulled too far. The Perfect Pig downstairs was a great plus to the property."

"We’ve stayed here a few times and with a special discount made for a spur of the moment trip. Our last visit was well before Covid, so it’s been awhile at this location. Always a pleasant time, easy beach access and comfortable. Little has changed since our first visit. The unit is showing wear and needs a few updates. Could stand to replace rugs and a couple of window treatments. The rugs are dirty and torn. The toaster is horrible. One side kept popping up after a couple seconds and smelled electrical like it might have a short. The other side worked but had hot spots that burned toast in a couple places. The coffee pot heating plate is rusted, otherwise worked okay. We didn’t use the blender so not sure how it worked. These are inexpensive replacements. There isn’t a hairdryer in the unit. I didn’t think about bringing one but a quick trip to Walmart wasn’t a problem. I have recommended this property to others and will again with a caveat concerning condition and pricing. For a non-oceanfront property the location is great. I didn’t speak to anyone at Benchmark for this visit. The reservation, check in/out was very convenient."

"Loved everything about 304 Grand Isle.
The sofa and char cushions could be freshened up and one of the blinds in the dinette windows was broken. I was with my granddaughters and felt very safe and they were delighted to spend their 3rd visit to Grand Isle (previously 202 for bigger group) loved the location and super easy access to the beach."

"This is the 7th time vacationing on 30A and this time, the experience was the worst of all of the others. First, the positive: The condo is awesome! Well-lit and furnished very nicely, the bed is comfortable, and the furnishings are good for sitting/relaxing. Other reviews we saw noted the kitchen was ok, and we agree. We were able to cook and because we brought our own knives, we didn't have to rely on theirs. Now for the not so positive: There is a lot of noise from the traffic on 30A - the condo sits very close to the road and traffic noise is almost unbearable with the patio door and windows open. This condo is east of Seaside and there's a lot of traffic going to 395, which is the main thoroughfare to 98. Also, there's a lot of construction going on in this area, so there are noisy construction trucks also. As for the bike/walking paths, I'd give that a zero. Too close to the road, in disrepair with a lot of uneven and rough patches, dangerous cross walks because you have to switch over to cross and traffic doesn't always stop, especially on the crosswalks that don't have signals. Plus, the construction workers who completely disregarded pedestrian safety and parked blocking the path completely, forcing us to go into the road to pass - unacceptable! We were here in February, so imagine how much worse that will be in the spring. The bike/walking path seems to be an afterthought in this area and that's a deal breaker for us. We came to enjoy the warm weather and outdoors, not to sit in the condo with the doors closed. So, unless you want to hang in the condo, which is comfortable, and only drive to where you want to go, then I would not recommend this for anyone who wants to bike or walk. PS – bring your own hairdryer! We asked for one and the staff informed us there were none available, funny every hotel we stay in has a hair dryer!"

"My husband and I spent 2 weeks in this condo before heading to PCB for the rest of the winter. Very mixed feelings about this unit. Very comfortable, loved the porch, good access to the beach. This condo could use a deep clean, larger Smart TV, and the kitchen is very underwhelming if you are a cook, which I am. Guessing most people that rent this unit don't care about these things because they are only there for a week and on vacation!"

"We were three ladies enjoying a quick weekend get-away in this lovely area.
Condo is exactly as pictured, and has a very homely feel to it. Very clean and although we didn’t cook while there, the kitchen appeared to be well stocked. We brought our own Keurig as the condo has a standard coffee maker.
Bed and sofa were comfortable to sleep on. I had brought my blowup mattress just in case, but it was not needed.
Patio furniture could use an update as well as the provided beach chairs.
We called the beach service for Majestica - Southwinds Beach Service. It would have been nice if the name of the service had been provided by Benchmark, but the person we spoke with did not know and directed us to two services who do not service that stretch of the beach. The private beach access is a huge plus in this area and is a very short walk.
Old Florida Fish house is a 3-4 min car ride, and is one of my absolute favorite places to eat down here. It has complementary valet parking.
I have rented through Benchmark before and will definitely use them again.
We had an amazing trip and would stay in this condo again."

"We loved the location but the lock on door did not work. Benchmark sent someone to let us in and even replaced the lock but still did not work! We had to leave our door unlocked all weekend to ensure we could get in and not have to wait for them to send someone to unlock the door. Also, the dishwasher did not work. When I turned it on upon departure soap and foam covered the entire kitchen floor!"

"The appliances are dated and only a two eyes on the stove worked. The dishwasher did not work on arrival and we had to clean the dishes left in it. Maintenance came looked at it but never came back to fix it."

"Rental experience at GIC 304 was bordering on a disaster - no internet (so could not work effectively from "home") & Mediacom cable box was on verge of failure so basically no TV either. So no college football, no NFL football, no MLB playoff games. Mediacom was supposed to come on Monday (we arrived on Fri for one week stay), then rescheduled to Wed., & then rescheduled again to Monday after we left. Had to use internet from a condo nearby whose wi-fi password I just happened to know from a previous stay.
Benchmark - don't advertise cable & internet until you have confirmed that all is operational!"

"Benchmark should never advertise this property as sleeping 4 persons. The pull out couch was absolutely horrible, you felt nothing but springs in your back. Some of the linens/blankets were not clean. I will never stay in this place again."

"Friendly, but cant hear the surf over the constant traffic. I am not claustrophobic, but the crowds were everywhere. This was not even a spring break week. Owners need to provide a nonstick skillet and some adult size hangers. There were only 3 child hangers. Need to resurface the balcony floor, got a splinter in my foot. Pitcher leaked."

"Not pleasant for us "seniors" to haul groceries, supplies, luggage and beach gear up 3 flights of stairs as no one had the consideration to notify us the elevator was not operating.... and according to tenants below, hadn't been for quite some time. "I was delighted that there was an elevator, even though we only used it for unpacking the car upon arrival. Lovely and clean home, however, the drier did not work from day 1, a part needed to be ordered which left me with a lot of wet clothes. Management team didn't offer for the washer/drier unit to be replaced or anything...which was disappointing."

"Overall, we enjoyed our stay at the Grand Isle 304 but a couple things to mention. Upon arrival, we found several hairs on the bathroom counter, seat cushions, and floor. It seemed like the cleaners were rushing which is concerning considering the pandemic and recent ban lifted on short term rentals. You would think they would be more detailed. Kitchen items could've used updating. Wine opener was broken and no wine glasses except for flimsy plastic ones (pretty cloudy looking) so we had to borrow both from our neighbors. Only basic cable channels, everything else was locked. If we had known, we would've brought a streaming device. No pool chairs or floats so bring your own. The location was great, right across from the beach."
