SUMMARY
Welcome to this modern 2 Level studio loft home located in the heart of the vibrant Little Italy neighborhood of Downtown San Diego. Designed for modern, urban living by award winning architect & developer Jonathan Segal, this offering features tall ceilings with oversized windows offering lots of natural light. Other features include a living room with courtyard views, SMART TV, kitchen, queen bed, A/C. 1 dog ok; maximum occupancy 2. (Notes: There is no washer/dryer or onsite parking. Loft ceiling is low, use caution when standing up).

THE SPACE
This is a quiet, private unit located in the rear above a garage. The main level entry door is on the ground level. Guests take a set of stairs (about 20 steps) to the main 2nd level living area…a light space filled with tons of natural light through the oversized patio glass doors. This area features a sofa, SMART TV, fully stocked kitchen with bar seating, accent chair, views out towards Downtown.

A set of stairs will lead you to the upper level open bedroom loft (*no door off this area), with views down to the living room & patio and queen bed. Rounding out the home is a full bath (tub/shower combo).

PARKING
There is no parking onsite (*PLEASE NOTE the blue garage door shown in the photo is not connected to the unit). However, across the street is a paid parking lot & overnight street parking is permitted.

THE PROJECT
Kettner Row consists of 16 row homes built by aware winning architect & developer Jonathan Segal & is located on a beautiful tree lined street in the vibrant Little Italy neighborhood of Downtown San Diego. Each home has their own exclusive entry with a shared courtyard. These row homes are similar to lofts with added benefits of privacy, open spaces, & individual entries.

LOCATION, DINING, ACTIVITIES
Little Italy hangs over India Street, which located just 1 block from our home! This area is alive with award winning local restaurants, alfresco cafés, craft breweries, & boutique shops, influenced by Italian culture.

For activities, the neighborhood hosts a variety of festivals, including ArtWalk, Festa, & the weekly Little Italy Farmer's Market (every Saturday). Head a few blocks south to the Gaslamp Quarter, San Diego's bustling downtown neighborhood with locally-owned eateries and lively nightlife venues.

A food-lovers paradise! Easy walk to some of the best dining in all of San Diego! Waterfront Bar & Grill and the Brigantine is a great casual place for all ages. For upscale Italian, try Buon Apetito or Bencotto. Steakhouse we recommend Born and Raised. Or for a nationally acclaimed restaurant try Juniper and Ivy, a modern American eatery. All within walking distance!

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will receive arrival instructions, parking details, wifi access, and tips on local eats & attractions.

"Terrible internet, it has a smart TV but we ended up using our iPad and hotspot due to single digit upload and download speeds. poor communication, inaccurate information from management company - didn’t answer the emergency number. Don’t be fooled by pictures, ceiling is lower than it looks, you cannot stand in the bed area and stairs are cumbersome and noisy. We hit our heads a number of times. The location is the only good thing about this property. There are hotels in the same area that are less expensive and would have been more comfortable."

"I had reserved this place for a ten-day stay, but unfortunately, it turned out to be the worst experience with management that I have ever had. I strongly advise against booking this property as it has a low roof, and the pictures shared by Surf Style are misleading. In my experience, the management team was unsupportive, and their customer service was rude, arrogant, and unhelpful. I regret that I am unable to provide a detailed account of my experience due to word count limitations. In short, I would caution anyone against booking this place or any other properties owned by Surf Style on VRBO."

"The location of the property was perfect for anyone looking to explore Little Italy - and there is a lot to explore! The only downfall is parking - if you have a car - that's a pricey issue. There were a few little issues (ie: Coffee pot malfunction, slow drains) - communicated with the property management team and received a quick response. It is compact - don't plan on doing a lot of cooking there - but you wouldn't want to anyway - lots of great restaurants within the vicinity! My overall 4 rating was based on the few little issues we ran into and cleanliness (cobwebs in the loft). Great place though!"

"Check in was a bit hard, was told to message the host for check in but that didn't work so I tried the phone number on the contact but apparently got the wrong person within the company. That turned out to be fine though. They were still extremely helpful and made the check in possible. Id definitely rent from them again if possible. Great location around the corner from a trolley stop, in Little Italy and Cross the way from the Bay where you can walk and see ships."

"Honestly, this was one of the best locations I have stayed at. Little Italy has SO many amazing options, and the unit was clean and the staff was responsive and helpful to everything we needed! The only negative thing was that I didn't realize how low the ceiling was, and it was a little tough to navigate with my 6'3" husband lol but we made it work:) I would still recommend 10/10!"

"The location was unbeatable and surf style had resolved a backed up shower in less than 24 hours. Unfortunately— two other water incidents occurred through faulty appliances causing for me to come home twice with water covering the kitchen floor and leaking from the AC unit. I had to immediately use the towels to soak up and had to pay for laundry services (since no washer/dryer in unit). I reported it and didn’t even get an offer to be reimbursed. I paid 3500k to stay one month so expected high quality homes and customer service. This place is just not ideal or functional for long term stays. The other con to my stay was the neighbors. The wall is thin so you can hear their music/tv (and bass) and sometimes late through the night. I had to buy ear plugs and used white noise to drown it out on most nights. I hated that as vrbos guests we had strict noise rules but the problem was the neighbors (who live there) instead. The respect was not reciprocated. Otherwise, everything else went well."

"Clean and great location in Little Italy. The unit was a little tricky to find, you need to walk around behind the main street. The stairs are very creaky up to the loft, and you need to duck to get in, but overall the place was very clean, the bed was super comfortable, and it looked like the photos. Great spot for a single or traveling couple that doesn't mind the low ceiling above the bed. There is a parking garage right across the street that provides overnight parking."

"Cute little place that is kept clean and tidy. There's plenty of kitchen space and utensils for a small extended stay. The location is great as well with walking distance to great food and entertainment. It can be a little noisy however, it wasn't too bad. Watch your head once your at the top of the loft. Also, the stairs to the loft are very creaky. So, you may wake up anyone else who is in the apartment with you."

"I stayed here for one week. The unit is exactly as pictured and receives a lot of natural light. The furniture is nicely appointed and comfortable. The owners have a few extra touches such as shampoo/conditioner/body wash dispenser in the shower, single serving coffee packs for the coffee maker, and house instructions and things to do in the neighborhood. I had to take video meetings while staying in the unit and I had no problems with internet connectivity or the screen freezing. If you are a light sleeper, then I would suggest to use a sleep mask as the unit fills up with natural light in the morning. The sleeping area is a loft so do be mindful of the beams. The unit can get a little warm, but the A/C unit works well (or you can keep the sliding door open) and there is a fan in the loft. Self check in was convenient and the owners are prompt to respond. Little Italy is a fantastic location with lots of places to eat and drink. While the neighborhood is vibrant, the unit is quiet. It is easily walkable to downtown and a short drive to other neighborhoods in San Diego. I would recommend staying here."
