Located only one block from shopping, the "Ainsley House" is surrounded by an old iron fence with a gate that leads guests to the fairy tale beauty of gardens, elegance and comfort. Built by Don Nagel, your host, this beautiful home has been lovingly created into a perfect getaway for two.

The porch has comfy chairs offering a mesmerizing view of a bubbling fountain, lovely gardens, trees and vines. Inside the living/dining area has both refinement and creature comforts, making it inviting. Serene colors borrowing from earth's hues bring calmness and tranquility to this special home. The loveseat and chair are arranged to watch television and enjoy the crackle of the fireplace. Neutral fabrics compliment the hardwood floors. An awesome marble mantle is framed by antique wood accented with rosettes and a mirror. Warmth emanates from the tablecloth and settings of the table for two, which is placed to enjoy the television and fireplace as well as the gardens and water fountain.

The queen bed in the bedroom is a magnificent four-poster bed creating a soft, romantic feel. Stained glass windows can be opened to enjoy our crisp, cool Fredericksburg mornings. Attached to the bedroom, the bath is the picture of distinction. The tiled floors, stained glass light, pedestal sink and a clawfoot tub and shower accented with gold fixtures originate a bath of eminence. Enjoy the kitchen with it's display of antique collectibles.

"I hate to give a “poor” review…the place is adorable and perfect location to walk to everything! The less than 5 stars is due to the fact that there was no key when we showed up in the evening, we had to call and wait, then a kind older gentleman and his faithful kitty showed up to tell us it would be an hour or so to clean. It threw off our plans for the one night we had away, but we made the most of it! The house is warm and cozy, bed is comfy, fireplace is a perfect touch! I enjoyed it, but think they could have done something to compensate for the lateness of availability."

"The property is very run down, the yard is very overgrown, and needs a lot of maintenance. (Does not look like the picture on Vrbo) The inside of the house was fairly clean, but needs some updating. The bed, sheets, and pillows were terrible all old and did not smell nice. The coffee that was provided was old, as was the water in the fridge. The bathtub served as the shower which is fine but there was not safety mat in it and therefore it was very slippery."

"Great location. Good directions for check-in. It was 78 degrees in the house when we arrived. You could tell that they probably keep the A/C off while unoccupied and that the person prepping for our stay showed up not too long before us and turned it down to 70 degrees. However, was nowhere near enough time to get to a normal temp by time we got there. The house was cute but minimalistic. Totally worth what we paid for it except the A/C taking forever to get down to temp, but it did get down to temp."

"Pictures are deceiving, the house looked amazing from the website. Once you get there its a whole different story. Roof looked rotten on the house. Doors and windows broke and or rotted out. Cockroaches everywhere. Had to kill several wasps that entered the house. They say you can park directly in front of the house but the owner quickly put his car in the spot and we had to park down the street and walk. So disappointing we didn't even stay the full stay."

"This property is filthy. Needs to be entirely wiped down w soap and water. The sofa needs to be shampooed, the two back doors are Wooden rotten as well as the roof over the front porch. So We could not sit out side. Was a great location. I’m not a complainer but this property needs cleaning and an upgrade One plus AC worked great Jacque"

"First --- your service was excellent & appreciated. In contrast, I have many concerns about the Ainsley House. My husband & I appreciated the location of the house due to being able to easily walk to Fredericksburg's restaurants, shops, & museums. The house had charm, yet I question the safety of this building. The wooden doors in the bedroom & kitchen were rotting at the base, appeared to have mold, & had spaces large enough for cold air, & I would guess, mice, to enter easily. Regarding the bathroom, the toilet seemed to be close to falling through the floor at any moment. I found getting in & out of the shower unsafe, & feel a grab bar is needed to prevent another person from falling, as I did. The front porch had rotting boards & in some places, did not feel safe to stand on. In the interest of ending positively, the kitchen was well equipped."

"We were looking for a low-key place to stay with a lot of conveniences. The Ainsley House was perfect. The older rustic architecture reminded of both of us of being in Grandma's when we were kids and here we are as grandparents The process was easy The property was perfectly located and we really enjoyed the house. We spent the majority of our time shopping visiting wineries and then settling in to a bottle of wine and a fire. I cannot have asked for a better weekend away from the chaos."

"This property is in desperate need of repair before receiving more guests. The bathroom is hazardous with broken and uneven tile around the toilet. My husband cut his foot on this sharp tile. The risk of infection is real given the unsanitary nature of that area. Because of the tile condition, the toilet was tilted and uneven. The lid was loose and not secure. For some reason, the bathtub was elevated on wooden blocks raising it an inch or so off the floor. It was very difficult to enter and exit. In the bedroom, the bed is not the one pictured in the adverts and it is certainly not a queen size. The only linens provided are those on the bed; no additional blankets or pillows were provided. The living room adverts show an ottoman so one can put up ones feet. There is no ottoman. The lace curtains are torn and see through providing no privacy at all. And, if it rains, be ready for dog walkers to use the porch as a thruway. The yard is completely overgrown and the lighting is poor. Some of the lighting fixtures are broken, creating trip hazards on the path. Parking is on the street and there is no reserved parking place for the property so be prepared to park wherever is available. When we arrived (about 45 minutes after check-in, the room had not been made up. It was quickly provided with linens, the bed made and the trash taken out after we called. But surfaces were not cleaned and the floors were not mopped or vacuumed. I do not recommend staying here until some of these are fixed. The price is sufficient to expect privacy, cleanliness and readiness upon arrival."

"This property is in serious need of a complete remodel. Upon walking up to the front door, we were struck by the disrepair of both the yard and the exterior of the house. The large fountain in the yard was full of green algae. The house and yard look nothing like the photos on the Gastehaus website. The outside trim and fascia are in disrepair. The bedroom door to the backyard is rotten and light can be seen through the rotten pieces of the door. The kitchen door is in the same shape. Both of the doors have black mold growing at the bottom. The bathroom has an uneven floor with cracked tiles. The toilet is sitting at an angle and appears ready to fall through the floor. All of the curtains are aged and very thin, providing no privacy. There were no additional bed linens, only the sheets and a thin blanket on the bed. Many personal papers relating to vehicle registration and a divorce are still in the house. I cannot recommend this property for anyone's stay until all of these issues are rectified. I believe there may be health ramifications by staying here due to the black mold, exposure to cold air through the doors, and uneven and overgrown entry sidewalk."

"The doors were unsecure -- faulty door knobs and locks. Broken door paneling in the kitchen. Bugs and lizards came into the house frequently due to the poor weatherstripping. My wife and I regret having to pay to stay at this faulty place. We will look elsewhere next time."

"We truly enjoyed our stay. We felt like at grandmother's home. Cons: The bedroom fan could use adjustment (clicking made a little hard to sleep). The mattress could use a bit of an update. ALL the linens, sheets, pillows, towels, washcloths were perfect. Thank you for the Charmin tissue:). The weekend was a hot one we came in for a wedding Friday night and stayed through the weekend. We enjoyed staying in Saturday night with the movies. Loved the fountain and the occasional visit from the beautiful black feline who lives there as well. Thanks again to the owners and to Jeff for the booking."
