- Construction of the retaining walls. Construction will start as early as April as we are trying to have construction completed by Memorial Day weekend.
There will be some disruptions on site during the construction period. Primarily affecting the units closest to the retaining walls; the Rustics units (32-39) and the Guest House (17A, B, C & 18A, B, C). Access will be maintained to these units throughout construction, but parking may not be available near the units.

Comanche Peak 39 is a two-level, 2BR/2BA condo with beautiful mountain views and easy access to nearby Mary's Lake. The main floor features a queen bedroom with an adjacent full bath, as well as an expansive kitchen, dining and living area. Enjoy evenings next to the fireplace while watching movies on the flat-screen TV. There is a queen sleeper sofa in the main floor living area (not comfortable for adults). Spend evenings on the private upper deck taking in the mountain views.
The lower level holds the master suite, featuring a king bed, flat-screen TV, a cozy fireplace and a private ensuite full bath with a jetted tub. The lower level also has a laundry room with a full size washer and dryer.
With central AC to keep things cool in the summer and warm in the winter, this condo is the perfect mountain home away from home. Book your stay today!

The HOA-managed outdoor community pool, hot tub and fire pit are open Memorial Day weekend through Labor Day at the sole discretion of the Marys Lake Condominiums HOA. The community hot tub may be open for a longer period of time at the discretion of the HOA. These community facilities are managed by the HOA of Marys Lake Condominiums. Guests are welcome to use these community facilities, but the status of these facilities is not part of any guest reservation. As such, full or partial refunds are not subject to the status of the community pool, hot tub or fire pit.

Management provides a starter kit of toiletries, paper products (toilet paper/paper towels) and garbage bags. This kit includes sample-sized bottles of shampoo and conditioner, small bar soap, laundry detergent and dishwashing soap. Guests will need to provide or purchase additional toiletries and products beyond this starter kit.


Long-term reservations of 14+ days require mid-stay property safety checks or mid-stay cleans, additional trash pickups and hot tub services. These are charged to the guest, and charges can only be added after your reservation is made. Management will call the guest directly for payment for the following required services.



The guest will be contacted for payment as follows:
$75 (one mid-stay cleaning for stays of 14-30 days, OR a Safety Check at no charge to the guest)
$75 (mid-stay cleaning for 30+ days required every 14 days each at $75, OR no-cost Safety Check)
$10 (trash pickup required every 14 days, $10 each)






What to be aware of:

- No Parties. No Smoking. No Pets. Fines apply.
- Stairs down to master suite inside this condo.
- Estes Park is a Dark Sky Community - Bring a Flash Light
- Car Required in Estes Park 
- No reserved parking. Parking space may not be right in front of your condo.
- Quiet Time 9 p.m. 
- Guest buys own soaps/paper items when provided starter kit items are depleted.
- BEARS in the area - secure trash, lock doors and windows when leaving.
- Local On-Call Staff available after hours for emergency issues only, i.e. gas leak, broken furnace, broken water line.
- Snow removal by HOA. Private entryways will be serviced at 4 inches of new snow by our team. We are not responsible for other areas or roads at or leading to Marys Lake Condominiums.

"My husband and I have stayed in this unit a couple of times and absolutely love it! The views are spectacular and the balcony is very private. We love the Mary's Lake area because of the views and also because it is so quiet. It is also very close to the RMNP entrances. The master bedroom is huge and has a wonderful fireplace in it. "My sister and I stayed at Comanche Peak for four nights. As others have stated this condo is exceptionally clean. Everything is in great condition. The master bedroom is huge. The beds were extremely comfortable. The view from the deck was beautiful. We enjoyed the wildlife every day. Its a short drive from the condo to town."

"A beautiful place to stay in Estes Park. It's a bit away from the downtown area, but I preferred that. Nice deck and saw Elk daily. The main bedroom downstairs was very big with a nice fireplace and bathroom. It was very close to Mary's Lake, Twin Sister's mountain and Lilly Lake. Very quiet for the most part, some of the connecting renters got a bit loud at times. The place was pretty clean. There was some things that bugged me, but I'm very picky. There wasn't any cleaning supplies. I wanted to clean up the kitchen, but unable to do so, I just had to use paper towels and dish soap. There was one packet for laundry, most places I have stayed provided plenty of laundry detergent. I was in awe of the stars at night that were visible, so amazing! I would stay there again."
