Description

Be one of the first to experience our newest luxury home in Breckenridge. This luxury duplex is a newly built estate with an exceptional modern Scandi design, amenities, and a perfect location. Situated between the base of Peak 8 and Mainstreet Breckenridge, you are only minutes away from an array of summer and winter activities; but with the breathtaking views of Peak 8 and the Ten Mile Range you may not want to leave. It is an 8 minute walk to the gondola to go skiing or simply catch the bus at the end of the road. In home you will have access to a variety of amenities including miles of mountain views, easy walk to Nordic center or gondola, fireplaces, stainless-steel appliances, workspaces, and restful patios equipped with grill, patio heaters, fire pit, hot tub, and comfy furniture. Two living rooms, gourmet kitchen and each of four bedrooms with its own en suite and TV. In the summer enjoy air conditioning to each of the four bedrooms. Enjoy quality time recreating or spend an extended trip working from home in this stunning estate.

---1st Floor – Ground Level Contains---

Garage:
Heated 2 car garage with lots of space for gear. Plenty of racks and benches to store your gear. Additional parking for up to 2 cars outside.

Mudroom Mezzanine/Laundry Room:
Entering through the garage brings you to a spacious mudroom. To your left is a stairway to the upstairs, and to your right a fully equipped laundry room. Fully equipped with brand new washer, dryer, drying rack, ironing board, iron, and sink.

Downstairs Family Room:
Moving past the mudroom you will find a cozy family room with an oversized flat screen TV, coffee table and pullout couch. Other features include small dry bar with wine fridge, board games and books in drawers. With room for yoga mats and small weights you can work out. Through this room you will also have access to linen closet, and a furnished garden level patio.

FIRST BEDROOM / FIRST BATHROOM:
First room past the downstairs living room is a bedroom with King size bed, dresser, and mounted flat screen TV. En-suite private bathroom with single vanity and walk-in glass panel shower.

Second BEDROOM / Second BATHROOM:
The second bedroom on the ground level is furnished with a King Bed and adjustable height work desk and ethernet in addition to Wi-Fi throughout the house. En-suite bathroom with shower, single vanity, and tub!

THIRD BEDROOM / THIRD BATHROOM
The final ground level bedroom offers one queen bed with a twin bunk bed above each with USB charging ports. En-suite bathroom with walk-in glass panel shower and single vanity.

GARDEN PATIO:
The last portion of the ground level is a patio that backs up to the Nordic Trail with outdoor furniture, fire pit, and private hot tub and ability to stream music through speakers.

---2nd Floor – Main Level Contains---

POWDER ROOM / MAIN ENTRANCE
Make your way back up the stairs and you'll find a powder room opposite of the front door. Continue up the stairs to find the great room and main living area, with kitchen/dining room/master bedroom.

GATHERING ROOM
The family room, upper patio, dining room and kitchen all open into each other for maximum flow and entertaining space.

-FAMILY ROOM
Head into the heart of the Family room with 20 ft ceilings, an inviting large fireplace, mounted flat screen TV; all surrounded by a large comfy couch and ottoman. The perfect place to spend a quiet evening or gather in the morning.

-DINING ROOM
A hard to miss dining room with 20ft vaulted ceilings and natural light pouring through the windows. An 8-person dining table is situated under a modern-industrial chandelier.

-2ND PATIO
Just off the dining room you will find access to another patio, with seating and a gas grill. You can use infrared patio heaters and stream your music through the speakers for all year-round enjoyment.

-KITCHEN
Look to the left and you'll walk into the open kitchen area with an enormous bright island with seating for everyone and quartz countertops contrasted by dark modern cabinetry. Appliance cupboard and ample serving and baking supplies mean that you can chose to cook at home if you desire.

MAIN SUITE / MAIN BATHROOM
The main suite closes out the 2nd floor and features all the amenities and space to live like royalty. A king-size bed mounted flat screen, fireplace, vaulted ceilings, desk/workplace, additional seating, a walk-in closet, with dresser and ensuite bathroom make up the master suite.
The master bath includes dual vanities, tub, and oversized step-in glass panel shower.

---Note---
There is a 20 minute walk into Breckenridge town. There is a shortcut trail which cuts off the corner of Ski Hill Road which is mostly accessible in Summer. It is not advised to travel through the forest in Winter. This home is a 8-minute walk to the gondola or up Ski Hill Road to Peak 8. 3 minutes to the Nordic center. There is also a bus stop 5 minutes walk away with free buses to town or to the peak 8 ski lodge.
Please be aware that there are security cameras placed in the access and parking areas. Any video footage is not shared and is only in place for liability protection, and in no way infringes upon our guests' expectations of privacy in the property. There is construction happening in the neighborhood through summer. Pets are not allowed.
