How much does renting out via HomeToGo cost?

We offer two pricing models to you, both based on a commission, deducted from each booking. Choose:

  1. Host-only fee: HomeToGo deducts a 15% commission (+VAT) from each booking, making bookings completely free for your guests.
  2. Split fee: HomeToGo deducts a 3% commission (+VAT) from each booking and adds a variable guest fee calculated based on our smart pricing.

Upon registering with us, you can choose between either of these two models. Commission is deducted from the payout we imburse to you.

If you are already registered with us, you can see which model currently applies to you (and/or to change this if required):

1. Please log in to the hosting platform

2. Click on your name in the upper right corner

3. Under the heading "Pricing Models" you will then find the overview of the options offered and your current selection.

There are no further costs for using our platform - regardless of how many listings you create.




Why has my property been rejected?

In order to successfully publish your property, it is important to ensure that your property details adhere to the following guidelines:

Photos:

Only upload photos that specifically belong to your property. Ensure that the photos do not contain offensive or sensitive content. Avoid including contact information such as emails or phone numbers within the photos.

About the property:

The language used in the property description and title should not be offensive. Avoid including contact information, such as emails, phone numbers, or links, in the description and title. Reference to other platforms is also not allowed. Avoid redirecting guests to your own website or other platforms. Verify whether a property registration ID is required for your region and comply accordingly.

Property details:

Make sure that the size of your property accurately reflects its actual dimensions and is described correctly in square meters.

Prices:

Make sure the prices you set for your property are fair and appropriate for the type of property you have. Avoid setting prices that are excessively low or high.

Security deposit:

Ensure that the security deposit amount is reasonable and not set at an excessively high level. Remember that the security deposit is supposed to be paid on the spot.

When do I receive the payment for my booking?

Once you confirm a booking, you can see when your payout will be transferred to your bank account on the booking details page. You can find this information as follows:

1. Log into your account via my.hometogo.com

2. Click on the "Bookings" section in the main menu

3. Select the relevant booking from the list and click on "Details"

4. You are now on the booking details page. You will find all the information of the reservation here

5. In the "Payout details" section (further down) you will then see the net payout amount and when the amount will be transferred from HomeToGo to your bank account

Please note that the payout is always transferred after the check-in.

What is DAC7 and what are my obligations as a host?

1. About DAC7

DAC7 (EU Council Directive 2021/514) is a law implemented by the European Union to facilitate tax cooperation among its member states. The main purpose is to promote transparency on the income earned by sellers (i.e. providers/hosts) utilizing online platforms. The legal requirements for DAC7 are set out in respective domestic transposition laws of DAC7.

As an online platform, we are required to provide the competent tax authority with certain information about our providers/hosts, including both private and professionals conducting transactions through our platform. The competent tax authority will share this information with tax authorities in other EU member states.

A. What is the scope?

DAC7 imposes legal obligations on online digital platforms to report taxpayer information of providers/hosts who earn income from activities such as renting properties. These obligations apply when either the provider/host is a resident of a EU member state or the income is generated from an offer within the EU.

B. How long will you retain the information collected for this purpose?

We will retain relevant information for as long as required to fulfill our obligations under DAC7 and respective domestic transposition laws of DAC7.

C. Is this a one-time or recurring reporting obligation?

DAC7 imposes an annual, hence recurring reporting obligation. The information collected for meeting our DAC7 obligations will be reported to the competent tax authority by January 31 following the reporting year. The first time reporting is by January 31, 2024 for the calendar year 2023.

D. What happens if I do not provide my information?

We will send you a reminder if you do not provide the required information. Even after the second reminder, if you do not provide the information latest within the stated time frame after the first reminder, we will have to freeze payments to you and/or block your account, until the required information is provided.

Am I responsible for collecting tourist tax?

In some regions, local authorities require tourists staying in accommodations to pay a tax, commonly known as the tourist tax. The amount and rules for this tax vary from one location to another.

Although guests are responsible for paying the tourist tax, hosts are responsible for submitting it to the relevant authority. Most payments for taxes or extra services will be collected directly from guests upon arrival.

These payments are separate from the total cost, so guests need to be informed about the exact additional charges as soon as possible. Therefore, we suggest mentioning these costs in the property description of your listing. Contact your local tourist authority for further information.
